Check in time is 3PM and Checkout time is 10AM unless otherwise arranged.  These times need to be strictly followed to allow our cleaning crews ample time to clean and ready the units for our guests!


​A deposit is required before a booking is completed.  Normally we require a 200.00 deposit, however, stays longer than a week may require a larger deposit.  This deposit guarantees your week and removes the week from our advertising sites. Unlike a hotel, we are a small family run business.  We have to rely on having our properties filled to capacity as often as possible to pay the bills. Because reserved properties are taken off the listing and advertising sites, we lose the chance for important exposure. This is why the deposit is generally not refundable.  Thank You for your understanding!


Final payment is due 30 days prior to check in date.  If you make a reservation within 30 days of check in, payment in full will be required.  Final payment can be made in the form of check, money order, or credit card via VRBO.


You may be required to pay a damage/security deposit. A damage/security deposit is different than the initial deposit that you make to ensure your reservation.  This deposit will be returned to you within 15 days of your departure after the cleaning company has cleaned and inspected the unit for damages.  The deposit will be returned in the form in which it was payed.


Per our HOA rules, you must be 25 years of age to rent our property.  We also cannot accommodate smoking, pets, or motorcycles due to HOA regulations.


Weekly rates quotes include linens(except beach towels) and departure cleaning fees.  SC Accommodation taxes will be added to your quoted price.


Each unit has a maximum occupancy limit.  This is strictly enforced.


We are proud of our properties and strive to keep everything in perfect working order.  Occasionally an appliance or other item will malfunction.  In this rare occurrence, we do our best to get a professional repairman in the unit to correct the problem as soon as humanly possible.  We cannot offer refunds due to malfunctions of appliances or other equipment including but not limited to internet access.


Likewise, we cannot control the weather.  Refunds will not be considered for ruined expectations due to weather issues.  The one exception to this rule is mandatory evacuation due to hurricane, tornado or any act of God.  If this were to occur, your rental price will be prorated and any unused rent returned.


Parking passes will be available and must be displayed on vehicle windshields at all times.  Failure to do so will most likely result in your car being towed.  You are fully responsible for retrieving your car and the fee that is incurred to do so.


All guests are expected to respect and obey all state, county and city laws.  If you are evicted from the premises by law enforcement, owners, HOA representatives or any other agent appointed and acting on behalf of the owners, you will forfeit any remaining time and rent payment that is remaining on your contract , including your security deposit.


Owners reserve the right to operate a security system which may include a security camera focused outside on the exterior of the property.  This is for guest protection as well as the owners property and belongings.  If camera is used, it will be aimed on the exterior door and will not capture any private activities of the occupants inside the unit(s).  You are not permitted to tamper with, cover, unplug or otherwise hamper the operation of camera or security system.  If you do so, you will forfeit your security deposit and also be responsible for the service call from our repairman that will be required to restore the operation of the system.


All of our units are NON smoking units.  If unit is found to have evidence of smoking--odor, cigarette ash or butts, burn holes etc. renter will forfeit security deposit and also be responsible for the professional cleaning that will be required to return unit back to its original smoke free condition.


The Carolina Coast is beautiful.  However, the hot and humid sea climate does at times attract insects and bugs.  Please know  that you  will see an occasional bug or insect of different types and at different times--most normally a Palmetto Bug.  Our HOA takes aggressive measures to ensure these critters are kept to a minimum.  Each complex is sprayed on the exterior and each unit individually sprayed inside monthly to reduce the bug population.  The schedule for spraying is posted in the elevators.  If spray day occurs during your stay, please do not deny pest control access to enter the unit.  To do so increases the risk of infestation to our homes. The spray is harmless to humans and only takes a few minutes.  Thank you for your cooperation.
